Get to consent with the costs in view
Consent decides what a site is worth and what it costs to build. We assess the planning route and run the design team so the scheme you get approved is one you can afford.
An assessment of the most realistic planning route
Architects and consultants from our network, appointed and coordinated for you
The design checked against the cost plan at every stage
The problem
Planning and cost are often managed by people who never speak to each other.
The architect designs for consent and appearance. The cost of that design is found later, at tender, when the scheme is already approved and the site already bought.
Changing a design after consent often means a new application. Months are lost, finance keeps running, and the scheme that was meant to make a profit now needs rescuing.
How we coordinate
We do not design. We make sure the design works commercially.
The planning history of the site and the local policies that apply to it.
A full application, prior approval under permitted development, or a pre-application discussion with the council first.
Architect, planning consultant and engineers appointed to a clear scope and an agreed fee.
Ecology, flood risk, transport, daylight, party wall and measured surveys commissioned when they are needed, not all at once.
Each design stage checked against the cost plan, with cost raised before it is drawn into the application.
The planning period, conditions and their discharge planned so they do not delay the start on site.
The cheapest time to change a design is before it is drawn into the application.
Reltic is not a designer and does not take positions in delivery. We sit independently between you and the design team and keep the scheme affordable while they work.
No one can guarantee consent. We give an informed view based on planning history and policy, and bring in a planning consultant where the judgement matters.
Questions
No. We appoint and coordinate the architect and consultants and protect the budget while they work.
We give an informed view based on planning history and policy, and bring in a planning consultant where the judgement matters.
Some changes, such as certain office to residential conversions, can be made through prior approval rather than a full planning application. We check whether this route applies to your building.
You appoint them directly on terms we help you agree, so the design team works for you and we manage them on your behalf.
